This article will guide you with steps that you can follow to create a full CMA report in Pricefinder.
Important points to be noted:
- A CMA report is started from a Property Report page.
- The CMA workflow has 7 tabs - work through them in order from left to right.
- You can save your progress at any point and return to a CMA from the Appraisal Dashboard.
- At the final tab you can download the report as a PDF or create a Digital CMA to share online.
Step 1 - Start the CMA
- Search for the subject property and open its Property Report.

Click Create report.

How you select the CMA type depends on which version of Pricefinder you are using:
Enhanced interface (www.pricefinder.com.au): the Create report side panel opens. On the Reports tab, under Appraisals, select Sales CMA (or the relevant type - Quick CMA, Rental CMA, or Buyer’s SOI; the panel also offers property report PDFs and a Suburb flyover).
Classic interface: Find the Appraisal Tools at the left corner. Select Sale CMA (or Rental CMA / Buyer’s Statement of Information) from the Select Appraisal Type dropdown and proceed
Note: Once you select your CMA type, the workflow is the same regardless of which interface you started from. Follow the tabs below from Tab 1 onward.
Tab 1 - Property Features

Review and update the property’s details:
- Confirm Address - check the display address for the report.
- Select Main Image - choose the cover image from Property Photo, Property Map or Capture StreetView using the dropdown.
- Confirm Features & Attributes - tick the relevant Type, Style and Features checkboxes (e.g. solar panels, deck, garage), confirm the Property Type, set Bedrooms, Bathrooms and Carparks, and fill in any Construction details.
- Add any additional notes in the Other Improvements text area.
Tab 2 - Cover Page & Letter

Customise the report cover:
- Tick Cover Page to include a cover page.
- Select a theme from the Select Theme dropdown.
- Choose who the report is Prepared By from the dropdown.
- Click Update Agent Details if your agent profile needs updating.
- Tick Cover Letter to include a personalised cover letter and edit the letter text (or click Use Default Letter).
Tab 3 - Research & Maps

On the Research Charts & Maps step, choose which supporting research to include in the report:
- Under Property Report: tick Owner Details and/or Sale Details as needed.
- Under Suburb Map(s): select the map types to include (Comparable Properties, School Catchment Areas, Sold Properties by price range or sale date, Properties For Sale, Properties For Rent).
- Under Suburb Statistics: select charts to include (Sales Growth Chart 15 years, Price Segmentation & Peak Selling, Rental Growth Chart 12 months).
- Under Suburb Profile (ABS Statistics): optionally include Other Statistics, Demographics and Housing.
Tab 4 - For Rent

Add comparable rental properties:
- Tick Comparable Rentals Radial Search and set the radius (metres).
- Set filters: listed in the last X months, bedroom range, rental price range, property type (expand More Options for more filters).
- Click Search, review the results, tick the comparables you want to include and click Update Results.
Tab 5 - For Sale

The For Sale tab is headed Add Comparable For Sale Properties. Tick Comparable Listings Radial Search to enable the filter form:
- Radius - in metres (default 500).
- Listed in the last - two range dropdowns (Days).
- Bedrooms - from/to range dropdowns.
- Listing Price - from/to fields (e.g. 30000 for $30,000).
- Select Property Type - House, Unit, Vacant Land, Commercial, Industrial, Other.
- More Options expands to Baths, Parking, Land Size, plus checkboxes: Include Suburb Only, Enable Smart Search (ticked by default) and Include Under Offer (ticked by default).
Click Search, select the listings to include and click Update Results. Use Previous Step / Next Step to move between tabs.
Tab 6 - Recently Sold

Add comparable sales:
- Tick Comparable Sales Radial Search and set the radius.
- Set filters: sale date range, bedroom range, sale price range, property type or land use.
- Click Search, review the results, tick the comparables you want to include and click Update Results.
- Use Add Comparable Sale to manually add a property not in the results.
Tab 7 - Appraisal & Print

On the Price Range & Print step, set the appraisal price range and generate the report:
- Tick Summary Page to include a summary.
- Review the suggested price range generated from your selected comparable sales, and click Click Here to use it as your price range - or manually enter your own Sale Price Estimate and Rent Price Estimate (optional).
- Choose your output: Download PDF (generates and downloads a PDF report), Create Digital CMA (creates an interactive online proposal you can share with the client), or Outfit CMA (launches the CMA into Outfit).
Create a CMA report FAQs
- Within the CMA, go to the Property Features tab.
- Select the image under Property Photo.
- Scroll through the photo carousel to the image you wish to make the main photo.
- Select the 1 in the top right corner of the viewer to update the main image.
- Select the x in the top right to exit the photo carousel. The main photo will be updated.
- Select the current photo for the comparable property you wish to update.
- Scroll through the photo carousel and click the image you wish to make the main photo.
- Select the 1 in the top right corner of the viewer to update the main image.
- Select the x in the top right to exit the photo carousel. The main image will update in your search results list.
Pricefinder allows you to create custom branding to be used for all of your reports including the CMA. This includes options such as updating the colour scheme or loading an office photo for the cover page.

Sometimes you may have a specific comparable in mind that does not meet your search criteria. Rather than adjusting the search criteria, you have the option to manually include it using Add Comparable Sale.
Simply search for the address under Add Comparable Sale and select the matching sale from the drop down. It will then be included in your search results.
