Understanding prospecting results and filters in Pricefinder

Pricefinder's Prospecting tool lets you search for properties by location and identify potential listings. The Prospecting tab in the Classic interface contains three search types, each with its own filters and results layout.

Important points to be noted: 

  • Results are capped at 1,000 properties. If your search returns more than 1,000 results, Pricefinder will show only the first 1,000. To get the full result set, generate a Report from the Search Tools panel instead.
  • There are two distinct results pages depending on how you search: All Properties / Withdrawn Listings / Listings Over 60 Days (via the Prospecting tab) show an ownership-type results page, while Listings for Suburb (accessed from the Search Tools panel on the results page) loads a dedicated listing results page with different filters.
  • Filters on the Listings results page differ from the All Properties results page - see Part 2 below.

Part 1: Prospecting sub-searches

Please follow the below mentioned steps to run a prospecting search:

  1. Log in to Pricefinder, then switch to the Classic version.
  2. Click the Prospecting tab and select one of the three search types:

    All Properties All properties in the selected suburb(s), including off-market properties, for use as an ownership prospecting list
    Withdrawn Listings Properties that were previously listed but the listing was withdrawn
    Listings Over 60 Days Properties currently listed for more than 60 days

  3. Enter the suburb name (or postcode, or a street address) in the search fields and click Search.
  4. The results page opens. The Search Tools panel on the left shows quick report actions: Properties for Street, Sales for Street, Sales for Suburb, Listings for Suburb, Rentals for Suburb, and Suburb Flyover. The street tools show a record-count badge.

  5. Use the Refine Search panel to narrow your results (owner type, tenure or purchase date, property type, price, land size, bedrooms/bathrooms/carparks), then click Search. With Display Results ticked, the results table appears below. The default view is Ownership (Phone Numbers), showing columns for Street, Locality, Current Owner, Owner Address and Phone No. - use the Results View dropdown to switch to other views.

Part 2: Listing filters (Listings for Suburb)

The Listings for Suburb search (accessible from the Search Tools panel on any prospecting results page) shows currently listed properties and supports a different, more detailed set of filters.

Please follow the below mentioned steps to filter listing results:

  1. From any Prospecting results page, click Listings for Suburb in the Search Tools panel.
  2. The Listings results page opens. Click Refine Search to reveal the following filters:

    Display options (checkboxes)

    • Include Owner Occupier - include owner-occupied properties.
    • Include Non Owner Occupier - include probable rental properties.
    • Smart Search - include results where information is not known (uses Pricefinder’s matching algorithm).
    • Include Under Offer - include properties currently under offer.
    • Display Private Advertisers - display only private advertiser listings (not via an agency).
    • Include Owners & Phones - include owner contact information including phone numbers.
    • Display Photos - display results with photos.
    • Display Results - display listing results on screen.

    Date filter

    • Listed in the last: [from] to [to] Days - two range dropdowns. Options for each: Include All, 1, 7, 14, 21, 30, 45, 60, 90, 180, 360. Leave both at "Include All" to return all listings regardless of date.

    Property details

    • Select Property Type - dropdown: Include All, House, Unit, Vacant Land, Commercial, Industrial, Other.
    • Number of Bedrooms / Bathrooms / Carparks - minimum and maximum dropdowns.
    • Listing Price - minimum and maximum text fields (enter as a number, e.g. 30000 for $30,000).
    • Land Size - minimum and maximum in Square Metres.

    More options

    • Listing Status - dropdown with three options: For Sale (Current) (active listings only), Withdrawn (Off Market) (withdrawn listings only), and For Sale & Withdrawn (Include All) (all listings regardless of status).
    • Remove Duplicates - checkbox: Remove Duplicate Listings (where known).
    • Non-Matched Listings - checkbox: Display Non-Matched Listings only.

  3. Apply the desired filters and click Search. The results table updates to show matching listings.

Tip: Use Display Private Advertisers to include or exclude private sellers. If you are prospecting for vendor listings and want to exclude privately sold properties, leave this unticked.

Note: If your search returns more than 1,000 results, only the first 1,000 will be shown. Use the report options in the Search Tools panel to generate a full export.
