The Zoning and land details section on a Pricefinder property report provides zoning classification, land valuation data, and nearby development applications for the subject property. A separate Perils Data section shows heritage, flood and fire zone status.
Important points to be noted:
- Zoning and land details has three tabs: Zoning, Land valuation, and Nearby developments.
- Perils Data sits directly below the Zoning and land details section and is sourced from Archistar.
- Land valuation data is not available for all properties. If no data is held, the tab displays "No land valuations are available for this property."
- Nearby development applications are sourced from PlanningAlerts.org.au and should be used as a guide only.
- The "Learn more" link in Perils Data points to the relevant state planning portal (for example the NSW Planning Portal Spatial Viewer for NSW, or VicPlan for VIC).
Please follow the below mentioned steps to view zoning and land details on a property report:
- Open a property report on Pricefinder.
- Scroll down the property report page to the Zoning and land details section, which contains three tabs.
Zoning tab (the default view) shows:

| Zoning | The zoning classification (for example ENVIRONMENTAL LIVING) |
Land valuation tab shows government (Valuer General) land valuation history for the property, if available. Each row shows the Valuation type (for example Unimproved), Valuation date, Effective date and Valuation amount. If no data is held, the tab displays "No land valuations are available for this property."
Nearby developments tab shows recent development applications lodged near the property:

Perils Data
Directly below Zoning and land details is the Perils Data section, which shows three overlay indicators for the property:
- Heritage Listed / Not Listed - whether the property is within a heritage overlay. Listed properties show "This property is shown within a heritage overlay on the map."
- Flood zone Listed / Not Listed - whether the property is within a flood zone overlay.
- Fire zone Listed / Not Listed - whether the property is within a fire zone overlay.
A "Learn more on [state planning portal]" link appears below the indicators.
