This guide covers updating and managing your Victorian Property Price Statement (PPS) in Pricefinder once it has been created. To create a PPS, please see Victorian Property Price Statement (PPS): How to create a PPS.
How to edit building area and property details
For the property you are selling:
- In the PPS builder, go to the Property Features tab and find Building Area under Property Details.
- Enter the internal area in square metres. Update bedrooms, bathrooms or car spaces here too if needed.
- Click Next Step.
For a comparable sale:
- In the PPS builder, go to the Recently Sold tab and run your search.
- Select the comparable sale and click the pencil icon next to it.
- Update the bed, bath, car or building area, then click the green tick to save.
- Shows as N/A? We do not have that detail on record. You can type it in yourself.
- Land area cannot be edited. It comes directly from the Valuer General. If it looks wrong, please contact our Support team.
How to add the seller’s reserve price
Add the seller’s reserve to your PPS when the property is going to auction or a fixed-date sale.
- Open your PPS in the builder and go to the Appraisal & Print tab.
- Tick Seller’s Reserve Price.
- Enter the reserve as a single number, for example 615000.
- Click Finalise PPS.
- Auctions and fixed-date sales only. Leave the box unticked for private sales.
- One exact figure. Ranges or wording like “offers over” are not allowed.
- Timing matters. CAV requires the reserve to be published at least 7 days before the auction or sale date.
- Shows on Domain. The reserve updates automatically on your Domain listing.
How to add the sale outcome
CAV requires the sale price and unconditional sale date to be recorded on your PPS within 7 days of the contract going unconditional.
If you already created a PPS while the property was for sale:
- Click Appraisals Dashboard in the top menu.
- Find the PPS and click Edit.
- Go straight to the Appraisal & Print tab.
- In Sale Outcome, enter the sale price and the unconditional sale date.
- Click Finalise PPS.
If you are creating a new PPS after the property has sold: Create the PPS as normal and fill in Sale Outcome on the Appraisal & Print tab before you click Finalise PPS.
Note: Only change the Sale Outcome. Editing comparable sales or other fields will recalculate your figures and change what was originally published. Updating the sale outcome does not change anything else you saved.
How to find, download or update a PPS
- Click Appraisals Dashboard in the top menu and find the PPS in the report list.
- To download it, click the download option next to the PPS to get the PDF.
- To update it, click Edit next to the PPS, make your changes, then click Finalise PPS.
Frequently asked questions
Can I still access my previous SOIs?
Yes. SOIs previously generated in Pricefinder remain available to view and download as PDF documents from your Appraisals Dashboard, however they will now populate in the new CAV template. The old SOIs are no longer compliant, and Pricefinder is not responsible for storing these documents.
Can I change the PDF after it has been generated?
We recommend making changes through the edit options in Pricefinder (property type, bed, bath, car and building area for the subject property and comparable sales). You can also use your own PDF editor if required.
Can I create a multi-property PPS?
Not at this stage. Pricefinder supports single residential property PPS forms for both Metropolitan and Regional Victorian properties.
Is my PPS compliant?
Agents are responsible for reviewing all information and making sure the PPS complies with Victorian legislation before publishing. For questions about the legislation, compliance requirements or agent obligations, please refer to Consumer Affairs Victoria at consumer.vic.gov.au/underquoting.
