From 1 October 2026, Victorian agents must use the Property Price Statement (PPS) instead of the Statement of Information (SOI). You can create your PPS in Pricefinder from the same place you created your SOI, using the same workflow.
Consumer Affairs Victoria (CAV) introduced the PPS to help prevent underquoting. It uses new official forms, updated wording, and asks for more detail about the property, comparable sales and the sale outcome.
Before you get started:
- Same workflow. Open a Property Report, click Create Report, then select Property Price Statement (VIC).
- The right form is chosen for you. Pricefinder picks the Metropolitan or Regional single residential form based on the address.
- Single residential properties only. Multi-unit forms are not supported yet. Please use the blank CAV forms for multi-unit properties for now.
- Everything is saved in one place. Every PPS you create is saved in your Appraisals Dashboard.
- Check before you publish. You are responsible for confirming every figure on your PPS is accurate and complies with CAV rules.

How to create a Property Price Statement (PPS)
Please follow the below mentioned steps to create your PPS:

Open the PPS builder. Search for the property and open its Property Report. Click Create Report, then select Property Price Statement (VIC). The builder opens on the Property Features tab.

Check the Property Features. Review the property type, bedrooms, bathrooms and car spaces and make any adjustments required. If the Building Area is empty and you know the exact area, enter it here. Click Next Step.

Set up the Cover Page (optional). Tick Cover Page to add your branded cover, or untick it to leave it out. Add or update your agent and agency details, then click Next Step.

Choose three comparable sales. On the Recently Sold tab, click Search. Results default to the same property type, sold in the last 6 months, within 500 m. If there are not enough results, open Refine Search and widen the radius or date range (see the limits below). Select the three sales that best match the property, then click Next Step.

Add pricing on the Appraisal & Print tab.
- Indicative selling price (required): Enter a single price or a range, or click Click Here to use the range from your comparable sales.
- Suburb median (required): This fills in automatically. Adjust the property type or period if a different median better reflects the market.
- Seller’s reserve price: For auctions and fixed-date sales only (see below).
- Sale outcome: Leave this blank while the property is for sale (see below).

Finalise your PPS. Tick Display only Consumer Affairs PDF version for the official PPS pages only, or untick it to also include the Pricefinder comparable sales summary. Click Finalise PPS.
Your PPS is generated and saved to your Appraisals Dashboard.

How to edit building area and property details
For the property you are selling:
- In the PPS builder, go to the Property Features tab and find Building Area under Property Details.
- Enter the internal area in square metres. Update bedrooms, bathrooms or car spaces here too if needed.
- Click Next Step.
For a comparable sale:
- In the PPS builder, go to the Recently Sold tab and run your search.
- Select the comparable sale and click the pencil icon next to it.
- Update the bed, bath, car or building area, then click the green tick to save.
- Shows as N/A? We do not have that detail on record. You can type it in yourself.
- Land area cannot be edited. It comes directly from the Valuer General. If it looks wrong, please contact our Support team.
How to add the seller’s reserve price
Add the seller’s reserve to your PPS when the property is going to auction or a fixed-date sale.
- Open your PPS in the builder and go to the Appraisal & Print tab.
- Tick Seller’s Reserve Price.
- Enter the reserve as a single number, for example 615000.
- Click Finalise PPS.
- Auctions and fixed-date sales only. Leave the box unticked for private sales.
- One exact figure. Ranges or wording like “offers over” are not allowed.
- Timing matters. CAV requires the reserve to be published at least 7 days before the auction or sale date.
- Shows on Domain. The reserve updates automatically on your Domain listing.
How to add the sale outcome
CAV requires the sale price and unconditional sale date to be recorded on your PPS within 7 days of the contract going unconditional.
If you already created a PPS while the property was for sale:
- Click Appraisals Dashboard in the top menu.
- Find the PPS and click Edit.
- Go straight to the Appraisal & Print tab.
- In Sale Outcome, enter the sale price and the unconditional sale date.
- Click Finalise PPS.
If you are creating a new PPS after the property has sold: Create the PPS as normal and fill in Sale Outcome on the Appraisal & Print tab before you click Finalise PPS.
Note: Only change the Sale Outcome. Editing comparable sales or other fields will recalculate your figures and change what was originally published. Updating the sale outcome does not change anything else you saved.
What to do if you have fewer than three comparable sales
You can still create your PPS with fewer than three comparable sales. CAV needs a short explanation of why, and Pricefinder prompts you for it. CAV only accepts fewer than three comparables if none were found within the search limits in the table above.
- In the PPS builder, go to the Recently Sold tab, search within the limits and select the comparable sales you found.
- Go to the Appraisal & Print tab. Under Indicative Price Range, the agent declaration is ticked for you and a text box appears.
- Type a short explanation of why fewer than three sales were used (up to 350 characters).
- Complete the rest of the tab and click Finalise PPS.
Your explanation is included on the PPS. If you add a third sale later, the declaration and explanation are removed automatically.
How to find, download or update a PPS
- Click Appraisals Dashboard in the top menu and find the PPS in the report list.
- To download it, click the download option next to the PPS to get the PDF.
- To update it, click Edit next to the PPS, make your changes, then click Finalise PPS.
Frequently asked questions
Can I still access my previous SOIs?
Yes. SOIs previously generated in Pricefinder remain available to view and download as PDF documents from your Appraisals Dashboard, however they will now populate in the new CAV template. The old SOIs are no longer compliant, and Pricefinder is not responsible for storing these documents.
Can I change the PDF after it has been generated?
We recommend making changes through the edit options in Pricefinder (property type, bed, bath, car and building area for the subject property and comparable sales). You can also use your own PDF editor if required.
Can I create a multi-property PPS?
Not at this stage. Pricefinder supports single residential property PPS forms for both Metropolitan and Regional Victorian properties.
Is my PPS compliant?
